HAIRSTON Published on: 09/17/07 The southeast corner of Piedmont and Cheshire Bridge roads has been targeted for a new mixed-use development incorporating 360 rental apartments and 50,000 square feet of retail space, according to documents filed with the Georgia Department of Community Affairs. Currently, the property houses the colorful Taco Cabana restaurant and a small shopping plaza that contains Buckhead Midtown Vaccum, the Pot 'n Pan restaurant, Piedmont Pawn, Da Chicago Dogs, Axiom Salon and a Nationwide Insurance office. Developer Opus Group, headquartered in Minneapolis, proposes to buy about 6 acres from current owner Stanley Srochi. This would be one of Opus' first residential projects in Atlanta in a transitional area dotted with new high-density residential developments. When contacted, a spokeswoman for Opus said no further details about the project are currently available. Alan Wexler, chief executive of DataBank, a real estate data collection and analysis firm, said the strategic location of the new development makes the corner's transformation inevitable. "That area is ripe for redevelopment," Wexler said. The proposed Opus development would be the first mixed-use residential project in a block currently lined with small retail and service-oriented operations as well as several restaurants. Jeff Cohen, owner of Buckhead Midtown Vacuum, a household appliance retail and service outlet featuring such brands as Miele, SubZero, Wolf and Dacor appliances, said he is "saddened" by the proposal that will replace the sector's mom-and-pop stores with upscale retailers and tenants. "They fail to realize when the mom-and-pop shops are taken away by something brand spanking new, it takes away some of the charm," said Cohen, whose shop has been at its Piedmont Road location for 12 years. Cohen, who also operates sales and service outlets in north Buckhead and Sandy Springs, said he will look for another Midtown location, but he's not certain he will be able to find new space at the right price. "There's not that much around here anymore," Cohen said. In every direction, refined high-density projects are replacing the quirky mix that once characterized the stretch where Midtown meets Buckhead. To the east at Cheshire Bridge and Lavista roads, three upscale developments are under construction or recently completed: Cheshire Walk, The Highlands and The Heights. North of the proposed development on Piedmont, the rapidly densifying urban village around the Lindbergh MARTA station is also being joined by condo development at 2115 Piedmont. Just two miles south, new steel towers including 1010 Midtown, Aqua, Viewpoint and Trump Tower soon will join the skyline and community leaders are courting national retailers for a shopping mecca they call the "Midtown Mile."

Today's Atlanta AJC article shows new development coming to the area which may make our colorful palm restaurant history. If it does go through, let's hope they find a nice place to place the palms - maybe a project for the Atlanta members???
