Re: G-1828 Plan Modifications
Posted by John Thanks for writing regarding the G-1828 plan. I have taken a long hard look at the building sections to see what the best way to accomplish your questions would be. Because the knee walls on this plan are already 8' high, I think we should bump out the bedroom walls on the front and back by 2' each way. This would result in a 'kneewall' situation, and we would use scissor trusses instead of flat bottom chord trusses to get the sloped ceilings. Eliminating the closet in the right hand bedroom is easy to do. In order to get a shed dormer with windows in the stairs and main bath, we would need to pull the back wall out 6' or so, to get enough ht for windows. You might want to consider a two compartment bath with this additional room, and the light over the stairs would also allow some light into the interior of the main floor foyer. We would just need to revise the floor framing and some beams in those areas. Normally the furnace can go in the crawlspace, providing headroom is sufficient. Moving the closets and laundry would be simple for us drafting wise. I would allow 4-6 hours to cover the upstairs roof revisions, and an hour for the main floor changes. If you have any questions, please let us know. We are quite booked ahead right now so the more notice we get, the quicker we can get working. Thanks, John
