Hi All you brave building souls...we are hoping to build the IGS 3768. We want true divided light windows, and interior moldings - anyone have recommendations about what we should expect $ sq ft.? We would forego finishing basement and room over garage - would it save us that much? Thanks in advance for guidance. :-)

Hi Ann, We finished our I3105 late last summer. We made many changes from the basic plan including the elimination of the cathedral ceiling and putting down a floor, redoing the kitchen design, window design,adding a bedroom upstairs while changing a downstairs bedroom into a screened porch,lots of stonework,etc. The house has wide arts and crafts style moldings throughout. We didn't do the true divided lite windows. Ours are finished on both sides but have some dark filler in the middle. There are so many variables in each house and situation but I think our cost was about $ 250 per square foot. One vital lesson that I learned a little late was that the cost of the materials was minor compared to the cost of the labor. The house though is beautiful and we love it.

Thank you so much for your note. I love the idea of changing the bedroom to screened porch. can you send me some pictures of the molding you used? That's what we are thinking of...as well. We are considering not finishing basement or studio over garage for now so we can get the cost down some. We have also made changes, enlarged kitchen some, added transom windows, did you find the porches - front & back deep enough to be useful? Did you do entire exterior in shake? Best, ann

Ann, Give me your email and I'll send you some pics. The porches are adequate but if I were granted a redo I might extend the lakeside porch a bit. Right now the porch is more than sufficient for generous rocking chairs but it is a trifle short for ottomans or lounges and through traffic. Ann
