I really like the J series 2018, but wanted to reduce the square footage to around 1500-1600 and still keep the layout of the 1st floor. Would it be possible to add 2 bedrooms and a bath to the 2nd floor without a cathedral ceiling or dormers? Also wanted a full basement with garage. Thanks

Hi Sandy: The main floor of the J-2018 plan is 1660 sq. ft. If you would like to see the total square footage of both floors at 1500-1600 sq. ft., that would be a problem. If we were to add a floor over the upper part of the greatroom, we could get two bedrooms and a bath up there. We should not have to use dormers as we already have the large eyebrow to work with. But this would put your total square footage in at approx. 2350 sq. ft.

Hello John, I'm sorry I was not clear on the changes to the plan. I meant total square footage for the house not including the basement. The subdivision restrictions of the land I have, requires the minimum of 1500 sq. ft., 1000 on the first floor of a 2 story house. I wanted to keep my costs down so I was trying to stay within that size as the house is just for me. Would the I series, be a better choice to reduce the size that much and change the 2nd floor or do you have another suggestion of which plan might work? I want the master bedroom on the main floor. I am hoping to get everything going next year and will be calling you when I am closer to building. I love this style of house, and am excited to finally get things going. I'm in Tennessee and was also wondering if I need to consider any modifications because of our climate. Thanks again, Sandy

Hi Sandy:
I think it would make more sense to start with the I-2315, as it has a main floor area of 1320 sq. ft. This gets you one bedroom still on the main floor. But to reduce square footage on the second floor, I would eliminate the two bedrooms and baths that are on the sides now, and make two new bedrooms and a bath in the space over the greatroom. We could likely still maintain a small den area as well near the stairs. But this scenario would end up with 600 sq ft upstairs for a total of 1920.
We have shipped plans all across the US and Canada. The actual insulation values of your home can be increased or decreased to suit your local climate. There are also many types of insulation now to choose from. We can discuss any more specifics that you would like to see as we get closer to working drawings.
