I love all your plans..can I combine the JGSand IGS? I want the first story floor plan for the JGS- 3038, and the upstairs to have 3 bedrooms, making the family room into the third bedroom..I also want the balconies.ie IGS plan..Is this possible?

Hello Julie:
We can definitely do that for you. There will be a few differences with the upstairs plan due to the fact that the stair location between the two plans is slightly offset but for the most part, the layouts will be very similar and we can also add the balconies into the design as well.
I will try and put together a quote outlining our custom fees and timelines for you within the next day or so.

Hello Julie:
We normally do not provide sketches prior to a deposit due to our current work-load, but if you wouldn't mind waiting for a week or so, I will try and prepare something for you to look at when I get a chance.
The main difference will be that the bedroom bathroom located on the side where the stairs is located will be narrower in width which in turn will affect the linen closet locations and size of bedroom closet accordingly.

Rob, thanks.. a week or 2 would be fine,I just need to get some sense of how it would look with the 3 bedrooms upstairs.I have been playing with the plans on CAD, but I am NO architect.. Thanks, Julie
