Several questions regarding the I series. First, is it feasible to reverse the loft to be over the living room? I have a river view to the back of my lot. I would prefer to have the loft in that direction. Second, if that is possible, is it feasible to have one long balcony to incorporate the loft and the two bedrooms. Third, working on the plans how detailed do I have to be in describing what I want for purposes of the plans. For example, if I wanted wainscoting in a bathroom do I have to tell you that so that it is reflected on the plans or is that simply something I need to communicate with the builder?

Reversing the location of the loft to be over the great room is very easy to do and does not adversely affect the structure of the home, so therefore keeping costs down.
Increasing the size of the balcony is also possible but unfortunately will not be as cheap a change as above. From a construction point of view, it will be a little more labor intensive which will drive up the costs, but it sounds like it would be worth the expense in your circumstances to really enjoy your view.
As for the interior detailing such as you have mentioned, we currently do not show that on our plans due to the immense options that are out there. What we do provide is a schedule for the homeowner to fill out to reflect the room by room finishes you would like to have incorporated onto our plans. If you would prefer to have us add them to the plans themselves, we can do that and it would be subject to our hourly rate. Usually our schedule and a brief conversation with the contractor is all that is needed.

Hi Christopher. We built the 2788 model and extended the balcony across the whole width, to enjoy walkouts facing the lake from 2 bedrooms and a lovely recreation room, with barrel ceiling. One of the best choices we made, giving us an additional 500 s.f. of living space, and beautiful views of the lake.

I love the I series plan and will be ordering the plan soon. Right now we are in the modification stage (figuring out what changes to make). Of course, economics are a concern for us so we are making a number of design changes to be more economical in the building process. Is the barrel ceiling feature built with a truss system that was manufactured and delivered to the sight or was it built on site? How does the prebuilt cost compare to on site construction? I noticed that one of the I series homes on the web site used dog house style dormers instead of the eye brow. Was that done for economic or design reasons. Thanks for any help.

We had off-site trusses built, delivered and lifted into place by a huge crane, for about $4,800 (US). The cost of having them built on-site would have been substantially more.

For clarification, that was for the entire second story truss system, with the 32' trusses craned into position. The entire second story truss system was placed in one day.

Hi Paul:
When we designed the I series plans obviously the most important feature of the roof is the curved eyebrow dormers front and back. With these dormers, the ceilings inside also curve.
It was important to us that this feature be clearly explained in the drawings, and that it be designed so that it could all be prefabbed with the rest of the roof package and shipped to the site. These trusses all run front to back and the beams over the windows are curved. With our working drawing package, all these trusses are dimensioned for roof slope, heel depth and slope changes. We have had many differnt truss suppliers work from the drawings and while more work than a conventional dormer they certainly do make the house look amazing inside and out.
The client that opted for the gabled dormers was working towards a different looking home, but still with a floor plan quite consistant with the I series inside.
