Posted by Rob Young We do not supply a spec sheet for our plans but the answers to your questions are as follows: #1. The ceiling heights are 9'-1" on the main floor and the loft has a sidewall height of 7'-0" sloping up to 10'-0" at the ridge. #2. The exterior walls are framed with 2x6 studs. #3. The overall height of the home taken from the highest roof ridge to the top of the main floor subfloor is 21'-10 3/4" high. #4. This plan is available with a crawlspace. The access is located under the stairwell to the loft. #5. The roof has an R-40 value with the exterior wall having R-20. #6. The main roof pitch is 7/12 with the dormer being 5/12. #7. The roof construction is all done utilizing pre-engineered roof trusses, there are no areas that are stick framed. #8. The fireplaces can be either wood or gas burning depending on site services. If you choose to go with a full masonry/stone fireplace than you will have to adjust the floor framing to suit the structural support needed underneath to suit the added weight. #9. You can definitely have a side entry garage on this plan, but I do recommend that you pull the garage out way from the house to allow clearance for the driveway by the covered deck. Rob Young |
Posted by Rob Young We can definitely do this for you and it wouldn't take that long to do however I think it would be easier to attach it to the left side off the mechanical area but that is not to say that it would not work on the other side. Posted by Rob Young The ceiling height for our B-2306 on the main floor is 8'-1". As for the loft, the sidewall heights are 6'-5 3/4" sloping up to 10'-0" high center ridge. The overall height of the building from top of the main floor subfloor to the ridge is 22'-2" high. The roof slopes are both 7/12. The construction aspects are all the same as the FG-Series. Posted by jeanne schwartzwald First, I want to say how unique and wonderful your plans are. After looking at thousands over the past 6 months, your web site is like breathing mountain air. My husband and I both really think this one will be it. We will be building on a lake in NE Texas. The lot is very nearly level and homes in the area are typically build on a slab on grade. The garage floor would be 7.5" below the main building floor. Do you see any problem with this? We would like to re arrange the master wing a bit to allow for a larger bath and closet. I sketched it out and wonder if I can email it to you. Sort of hard to put into words. Thanks so much
