A1225 modification Posted by Tom Porter on 8/10/2006, 12:49 pm Hi Rob, We have a sloping lake lot and think this plan would work well for us. We were wondering about a couple of modifications. 1. Could the front (patio) bedroom be extended to be paralell with the great room wall making it a bit larger? 2. Could the position of the kitchen and dining areas be switch? Has this ever been done? 3. We will need a walk out basement. Do you have any photos of how this looks? Finally, what is your opinion of how modifications 1& 2 would look and function? Even though you are adding square footage, you are squaring off the foundation which makes it easier (cheaper) to do. You still have the same linear length of concrete and exterior siding, so there is no increase in materials needed and you have eliminated one corner which will save your installers time. The only downside would be that you will lose that corner window in the greatroom lessening your view in that direction. Your #2 request is also possible. We have not done this type of change as of yet but I see no structural or esthetic reasons why not to do it other than you may lose counter space because of the door to the screen porch may be in the way. You may want to move the door to the adjacent wall where the window is in the greatroom to allow more wall space for cabinets. The #3 request is a very popular one but unfortunately I do not have any photos of this to share with you. I can however send you a sketch directly of one we have just recently completed to give you an idea of how it will look. In regards to my thoughts on these changes, I think they both are good choices. The additional room added to that bedroom will be nice and by flipping the kitchen you will be able to enjoy the view while preparing meals. What is the roof height in the studio upstairs.We would like it left unfinished upstairs, our local building dept. will give us a hard time if we put plumbing in. We just want it for storage and exercise space.Also we would like plan reversed so we can attach a breezeway on that side so will not need balcony.Are these changes going to be very time consuming and add alot of cost to the plan price? We are so excited we found this plan- it matches our existing house perfectly.  Post a Response

The ceiling then slopes up to a top height of 10'-10" at the interior ridge. The changes to the plan are very minor and would only take about a half hour to do. If you want us to link the studio to the main house, that will take us a little longer and I would have to talk to you to see what all is involved before I can determine the time/cost factor of such a change.
