Hi John-
We are in the process of building an H-1710 - weathered in and starting on the interior work. The actual square footage is closer to 1900. Although we kept the same footprint, the screened porch became interior space (dining room), the second floor balcony became interior space (the dormer was extended to mirror the other dormer), and square footage was borrowed from the attic spaces to expand the master bedroom closet and provide a tv/office nook in the middle bedroom. We made several other changes to the basic plan - 9 foot ceilings on the first floor, shower in the first floor bathroom (was only a half bath), moved the living room (including fireplace) to the dining area, and created a den, approx. 11'x 11', near the entry that could also serve as a bedroom(it has double sliding doors that can be left open to create more open feel). In the kitchen, we moved the sink to under the window, the range to the left of the sink, the frig to under the stairs (just fits), and will have an island in the middle of the space.
