Posted by John I would go with the B-1275 from what I understand of your situation. The greatroom would have a view as would the diningroom area. This plan does not have a second floor balcony, but it the sun is in the rear of the cottage, there could be large south windows in the loft and main floor bedrooms. I have seen this plan built with a deck opening off of the stair landing, just over halfway up the stairs. Similarily, a deck could be accessed on the south side off the loft area. The B series is our most economical to build, as the roof is very simple and quick to frame. The screen porch can be left as an open porch or enclosed now or later into a glassed in sunroom. The walk-out would be under the greatroom on the north side so would take advantage of your view. I think that is the best option. The C-986 might work, but all the bedrooms are on the second floor. It also is a compact little plan loaded with lots of windows. It is only slightly more complicated, but has the little balcony you are looking for. It would be hard to get south windows on the second floor however, but we do have some on the main floor. If you have some more suggestions, just let us know and we will try to be of help.
