Hello,
in the 19th century, it was the Ferrall family who owned a large farm that included what is now the Capital Plaza tract. The Coopers' land was on the other side of the road (south side). By the 1950s, the site of Capital Plaza had been divided over and over again into about a dozen smaller properties. Albert V. Williams bought them up one-by-one to assemble enough land to build the shopping center. I grew up in Parkway Estates behind the mall and bowling alley, and my recollection is that the bowling alley did open a little before the mall. The Washington Post had a story about the opening of the Capital Plaza mall on August 7, 1963.
