    Have you considered/tried partnership and/or collaboration with a non-profit? Is this to be a full-time endeavor, or part-time? I would not encourage you to take out a loan at 64 either, unless it is money you can afford to lose.

    My thoughts are running toward those who have community presence already--such as a local church who has a preschool/children's program area available and might like to have your expertise to add value for use of their building during the week? Many progressive churches are looking at ways to make their space more community friendly, children's programs draw people in. Just a thought.
