One more thing I did not mention, and that is regarding a Pro-Forma document. If the institution has gone through feasibility work, and outlined capital campaign, this should exist. A Pro-forma is a detailed review of operating costs of the new facility, and usually compares existing facility to explain increases and/or savings regarding completion of a new facility. This is a must have document for the type of grant work you are doing. Seasoned capital project funders will certainly ask for this. Your inclusion of this reflects very favorably on your non-profit for having thoroughly thought this through.
