I re-read your initial post and it occurred to me that perhaps you might have difficulty locating the information you need because the terms you are using are not quite correct.
Instead of "Unrelated Business Income", the term you need to search is "Earned Income" for non-profits.
As opposed to "unrelated", this new venture appears to be very much related to your non-profit. If you search the foundation center website, and look for articles which have appeared under their weekly newsletter postings and the Chronicle of Philanthropy, you will find leading articles written about non-profits engaging in earned income programs in order to better serve their clients. These are also available free of charge.
